As a buyer does it cost me to use a Realtor? In most cases the Realtor’s commission is paid by the seller.  If a seller is not listed with a broker, it may be in the buyer’s best interest to pay the Realtor to represent them in the negotiations with seller.  This could save the buyer thousands of dollars and remove the burden of direct negotiation with seller.

 

I am looking for a house, Do I call the Realtor on the sign ?  The Realtor whose sign is in the yard is working for the seller to get this the best possible price for their property. I recommend calling one Realtor that you feel comfortable with and signing a Buyer Representation Agreement so that they may work in your behalf to get you the best buy for your money.

 

The tax appraiser has a property appraised at x Dollars . Is this all it is worth? No tax appraisal and market appraisal are NOT the same. Typically the tax appraisal is lower and you want it to be lower because your tax amount is based on this amount. Your Realtor can show you comparable sales for the neighborhood and help you arrive at a fair market price. The market price is based on current market conditions and what a willing seller may take and a willing buyer may pay.

 

How long does it take to buy a house? There is no exact answer to this question. It will depend on many factors which includes Title work, Financing, Property Condition, Appraisal, Repairs, and etc.

 

How long does it take to sell a house? This depends on the market conditions at the time, the price, condition etc.  Certain price ranges and certain areas have different days on market figures.  The Realtor can show these figures to you when you pick a price and area you wish to buy.

 

Should I get pre-qualified before I start looking for a house? Yes,  it will give you an idea of what price range  you will be comfortable with and in the event we find the house for you we can get it under contract immediately . In today’s market, it is best to move quickly to secure the home that is best for you.
